Proposed Annexation of a single tax lot and associated Comprehensive Plan Map Amendment & Zone Map Amendment, in the City of Vernonia, File No. AN 22-01 & PAZC 22-01

Why:              Request by petitioner to annex a single tax lot into Vernonia city limits for the reason of connecting to City sewer services. A Comprehensive Plan Map Amendment & Zone Map Amendment are required to be adopted when the property is brought into the city boundary to apply a City of Vernonia zoning and comprehensive plan designation.

Location:       Tax Map 4N4W03BA Tax Lot 1002 at 1621 Heather Lane

NOTICE IS HEREBY GIVEN that the Vernonia Planning Commission and the City Council, will conduct three separate public hearings for a request by Vernonia Properties, LLC to annex a single tax lot (Tax Map 4N4W03BA Tax Lot 1002) into to the City of Vernonia city limits and to apply the City of Vernonia Zoning and Comprehensive Plan Map designation, R-Residential, to the property. The property is located within the urban growth boundary and currently has a Columbia County zoning designation FA-80. The property is developed with a single-family dwelling.

SAID PUBLIC HEARING will be held before the Vernonia Planning Commission on April 7, 2022 & April 21, 2022 and before the Vernonia City Council on May 2, 2022.  All hearings will be held at or after 7:00pm. These meetings may be on-line only, in person, or hybrid depending on the COVID restrictions in place at the time. The meeting agenda will clarify. This is the scheduled time proponents and opponents of the proposed Annexation and associated Comprehensive Plan Map Amendment & Zone Map Amendment will be heard.

A staff report will be available to the public at City Hall one week before the hearing and may be copied for a nominal fee. Public testimony is welcome, and written statements will also be received before the hearing. Failure to raise an issue in a hearing, in person or by letter or failure to provide statements or evidence sufficient to afford the decision-maker an opportunity to respond to the issue precludes appeal to the board based on that issue.
